Tennessee has no state income tax. New York State's top rate is 10.9%, and New York City adds its own city income tax on top of that. For a two-income household, dropping both is a meaningful raise before you change anything else. Then the housing: the budget that buys a two-bedroom co-op in Brooklyn or a starter home in Westchester buys a four-bedroom house with a yard in Franklin or Brentwood, or a walkable neighborhood home in Nashville proper.

- East Nashville & Germantown — walkable, restaurant-dense, and the closest match to Brooklyn energy. Good for buyers who still want to walk to dinner.
- 12South & Green Hills — polished, central, and close to shopping and good private schools.
- The Gulch & Downtown — high-rise condos with doormen and amenities, for people who aren't ready to give up the building life.

What Changes
You will drive. Nashville has limited transit, so most New Yorkers end up buying a car within the first month. You'll also trade bodegas for Publix, and property taxes here are low compared to New York. BNA runs daily nonstops to LaGuardia, JFK, and Newark, so getting back for work or family is easy. Most of my New York clients say the hardest adjustment is people saying hello to them on the sidewalk.
Buying From Out of State
Most New York buyers do most of the search remotely. I run live video walkthroughs, send honest notes on every house (including the ones I'd skip), and set up one focused trip to see the finalists. Contracts, inspections, and closings in Tennessee can be handled almost entirely remotely.
