Let's talk about winter. Minnesotans who move to Middle Tennessee usually list three reasons, and the weather is almost always first. Nashville gets real seasons, but snow here is an occasional event, not a five-month commitment.
The Math: Minnesota vs. Nashville
Tennessee has no state income tax. Minnesota's top rate is 9.85%, one of the highest in the country, and it reaches professional households sooner than most people expect. Retirees notice it too: Tennessee doesn't tax wages, Social Security, or retirement income. Home prices in Franklin and Brentwood run higher than the Twin Cities average, but the tax savings and lower property taxes close a lot of that gap, and Nashville proper and the surrounding towns offer plenty of value.
Where Minnesotans Land
- Franklin — the Edina or Wayzata equivalent: top-ranked Williamson County schools, a charming downtown, and established neighborhoods. Franklin real estate guide →
- Brentwood — big lots, mature trees, and quick access to Nashville. Brentwood buyer's guide →
- Spring Hill & Nolensville — newer construction and more house for the money, still in Williamson County schools. Spring Hill guide →
- Sylvan Park & The Nations — walkable Nashville neighborhoods with the Uptown and Northeast Minneapolis feel.
- Old Hickory & Percy Priest Lake areas — for the lake people. You'll trade 10,000 lakes for a few very good ones, and you can swim in them by May.

What Changes
Summers are hot and humid, so central air and a covered porch matter more than a heated garage. Homes here are less likely to have basements, which surprises nearly every Minnesota buyer. BNA has nonstop flights to MSP, so trips home for the holidays are easy. You will lose the right to complain about the cold, and some people find that harder than expected.
Buying From Out of State
Most Minnesota buyers do the early search remotely. I run live video walkthroughs, give honest notes on each house, and plan one efficient trip to see the finalists. Tennessee closings can usually be completed remotely.
Common Questions
Does Tennessee have state income tax?
No. Tennessee does not tax wages, and it does not tax Social Security or retirement income, which is a major difference from Minnesota.
Where do people from Minnesota move to near Nashville?
Franklin, Brentwood, Spring Hill, and Nolensville are the most common, largely for Williamson County schools. Sylvan Park and The Nations are popular for buyers who want a walkable Nashville neighborhood.
Do Nashville homes have basements?
Fewer than in Minnesota. Many Middle Tennessee homes are built on slab or crawl space because of the rock and clay soil, so basement homes are a smaller, sought-after segment.
