Real results.

Real Advice. Real Numbers. No BS.

I’ll tell you what your home is worth, what the market is doing, and what I’d do if it were mine.

BUY SMART. STRESS LESS. SELL YOUR HOME. NOT YOUR SANITY.
STARTED YOUR SEARCH ON THE BIG SITES?
Great! Let's build a shortlist that actually fits you.
Build my shortlist
The shortlist

You're going to search the big sites anyway.

I've been doing this 23 years. I know exactly where you started — same place everybody starts. Search all you want. Just know what those sites can't tell you.

They show you what's public

I hear about it before it's public. Coming soon, quietly for sale, and the ones about to drop their price.

They show you the photos

I've stood in that kitchen. I know which street floods, which backs to the future four-lane, and which listing has been quietly relisted twice.

They give you 400 results

I'll give you six. Answer a few questions and I'll send a list built for you, not for the algorithm.

Already found something you like? Text me the address at (615) 364-1530 and I'll tell you what I actually think of it. No obligation, no follow-up campaign.

About TJ

I'd rather talk you out of the wrong house than into it.

I've lived in Middle Tennessee long enough to know which streets flood, which schools people actually move for, and which "updated kitchens" were finished the weekend before listing.

Most of my business comes from people who called me for advice years before they ever bought anything. That's the pace I like. You get the real numbers, the honest read on a house, and a text back the same day.

The marketing people actually stop for

Here’s how I market every home I list. And sell.

Sit. Stay. Find home. brand campaign
Brand campaign

ONE VOICE, EVERY CHANNEL

I don't hand your listing to five different vendors with five different vibes. Site, social, print, signage — same photo, same tone, same person behind all of it. Buyers see one consistent story, not a patchwork.

Franklin listing photographed at dusk
Listing photography

I SHOOT FOR THE TWENTY MINUTES THAT MATTER

Every home gets photographed at the time of day it actually looks best — usually that narrow dusk window when the windows glow and the sky still has color. No wide-angle tricks, no over-edited HDR. Just the house, shown honestly, at its best hour.

Buy the bones, change the fit carousel
Tell the story

I MAKE THE CASE, NOT JUST THE LISTING

A photo tells buyers what a house looks like. It doesn't tell them why it's worth it. So every listing gets a short piece of content that actually argues for the home — the lot, the layout, the bones — written to be understood in the time it takes to wait in a checkout line.

Bosco's take

MY DOG DOES MARKETING TOO

Not every post needs to be serious. A big chunk of my reach comes from content that's just fun — and it works, because people remember it and share it. It's how a listing gets seen by people who weren't even looking to buy yet.

A steakhouse is a real estate signal
YOUR LOCAL CHEAT CODE

I SELL THE NEIGHBORHOOD, NOT JUST THE HOUSE

Buyers aren't just buying square footage, they're buying a corner of Franklin or Brentwood. So I build in the local context — what's opening nearby, what businesses are betting on the area, why the location holds value — so buyers understand what they're actually getting.

Before moving to Tennessee, a friend told us, “TJ is now my kids’ emergency contact at school.”

I laughed. Then we worked with TJ for a year and toured what felt like half of Williamson County. Now I get it.

TJ is the opposite of the stereotypical realtor. No pressure. No sales pitch. No rushing you into a decision. Just honest advice, deep local knowledge, and a genuine desire to help your family find the right fit.

As out-of-state buyers, his insight was invaluable. He helped us think beyond the house itself and understand the neighborhoods, schools, and lifestyle that would work best for our family.

By the end of the process, we didn’t just gain a house. We gained a friend. If you want a realtor who treats your family like his own, call TJ.

Client story

HAPPY CLIENTS. HAPPY REFERRALS.

I don't ask buyers to trust my word for what it's like to work with me — I let past clients say it. Every testimonial gets turned into a short, readable carousel instead of a wall of text nobody scrolls through. It's the highest-saved format I post, because people trust a story over a star rating.

Meet Bosco

Half the ideas on this page started with him. The bandana, the carousels, the reason anybody stops scrolling — that's Bosco. One ear sits shorter than the other, and that's the whole logo, the whole brand, the thing people remember. I just hold the leash and try to keep up.

Nobody brags about their agent. These folks did.

TJ and Bosco on the course

This is the 3rd time we've worked with TJ and he's the best to work with. He's honest, makes sure you're thinking through the location and what's truly best for you/your family, and walks you through every scenario. We had a tricky scenario navigating the other party this time and it wouldn't have been possible without him! I recommend him to all my friends.

A third transaction with the same family is the only review metric I care about. Nobody comes back a third time for the marketing.

Bought a single family home in Berry’s Chapel, Franklin
TJ goes above and beyond for his clients, which I witnessed firsthand. I was informed during the entire process of buying a home, and he brought to the table excellent negotiation skills. I’m a first-time home buyer on my own, and he made the entire process a breeze. I highly recommend him if you are looking to buy a home. He’s honest, trustworthy, and available when you need him. An absolutely wonderful experience, and I’m ready to move into my new home!

Before you ask

Questions I get a lot.

Where do you sell?

Franklin, Brentwood, Nashville, Spring Hill, Nolensville, and the rest of Williamson County and Middle Tennessee. If it's more than about forty minutes from my house, I'll tell you and hand you to somebody who lives there.

Why is there no home search on this site?

Because you're already searching on the big sites, and I've been doing this long enough to know I'm not talking you out of that. Instead, answer a few questions and I'll go through what's active, what's coming soon, and what's quietly for sale, then send you a shortlist with what's wrong with each one.

How long does the shortlist take?

The questions take about thirty seconds. I send the list back within a few days, with the honest read on each home.

I'm selling. How do I know your marketing is any good?

Look at it. The whole portfolio is published on this page — listing photography, explainer carousels, brand campaigns, local content. Judge it before you hire me, not after.

What's the fastest way to reach you?

Text (615) 364-1530. I answer my own phone. Email works too: tj@hellotj.com.
